How Our Offers Work
Will you be listing my house on the MLS or buying it?
We are flexible. Path Forward House Buyers is a direct home buyer, meaning we have the cash to buy your house ourselves. However, if your goal is to get the absolute highest retail price and you have time to wait, we can also help you list it. We give you both options and let you choose.
How do you determine the price to offer on my house?
We are an open book. We look at the After Repair Value (ARV) of your home (what it’s worth fixed up), then we subtract the cost of repairs and our selling costs. The number left is our cash offer.
Are there any fees or commissions to work with you?
If you sell directly to us for cash, there are Zero Fees and Zero Commissions. We also pay 100% of the closing costs. What we offer is what you walk away with.
Property Condition
My house needs major repairs. Do I need to fix it first?
